JJA
design | build
Established in Bangalore in 1987 by Jaichand Jain - JJA has made a name for itself, both in the realms of design and building. We have worked on projects spanning myriad typologies in a multitude of geographies. Our interdisciplinary team strives to sculpt spaces that are contextually and climatically rooted yet naturally contemporary; seamlessly functional and articulated to tell stories and cultivate imagination.
Our process is transparent, iterative and collaborative. We aspire to craft experiences that fundamentally enrich and elevate the very quality of our clients’ lives. As a firm, we strongly believe that nothing supersedes the merit of an idea that can resolve and enhance the design and thus our internal work structure is inherently reliant on trust, honesty and open communication. While our core proficiency can be mapped in the high-end residential and institutional typologies - we would love to explore paths unchartered.
Currently, JJA is comprised of a diverse mix of talented architects and interior designers. With the passage of time, the paradigms set and lessons learnt through our long and wide history keep intertwining with youthful playfulness and experimentation to create something truly unique and worthwhile. JJA believes in being in a constant state of flux - constantly evolving, resolving and creating.

Rohit Lunawath
PRINCIPAL ARCHITECT
Rohit completed his Bachelor’s in architecture in 2006 from M.S Ramaiah and has since worked in prestigious firms such as Bodhi Tree and has developed a specialization in residential, hospitality and institutional typologies.
His approach tried to find a middle ground between vernacular sensibilities, contemporary aesthetics and climatic responsiveness. He is interested in exploring and scripting stories through his designs that are not only contained within the visual and finer details but also in the intangible experential realms. At the core of his practice lies the idea of synthesising a multitude of inputs, and variables and looking at context through the humble lens of empathy.

Rahul Jain
DESIGN PRINCIPAL
Graduating in 2019, from the BMS school of architecture, Rahul grew up visiting construction sites and attending design meetings with his father. The winding design process, that is from the concept level to the programme level to finer details has been deeply ingrained in his memory.
He approaches a design brief with simple fundamentals of how one can enhance an individual’s life and how far one can reduce the differentiation between utility and form, that is - the design performs as it looks like and it looks as it performs. He has interned and worked under reputed interior design and architecture firms and worked on typologies ranging from healthcare, residences and interiors.
He considers architectural methodologies are similar to cooking - an art of proportions, individual tastes and knowing what to add and subtract.
